    8/5/2019 – Meeting with Darroll and Anne….
    – one Level Ranch over full unfinished basement, 2400-2600 sqft
    – laundry/pantry on first floor
    – small/covered porch outside front door
    – create foyer with coat closet
    – 3 bedrooms (tall ceilings requested) 9′ – 10′ with vaulted trusses discussed
    – Kitchen – must have walk-in pantry, square or rectangular configuration (not galley style), large square island, no angled shapes, large vent hood over cooktop (not a microwave vent)
    – hallways 4′-5′ requested
    – Living Room to have freestanding gas insert fireplace
    – Mudroom to be between garage and kitchen with lots of storage….can be shared with laundry.
    – Sunroom – can trump front porch
    – 2nd bedroom to be larger than guest (3rd)
    – no small closets

    12/30/2019 EMAIL – Good morning Seth, Christmas activities are done, hope you had a good one. We’ve looked over the plan and have a few “wants” to incorporate.
    Anne wants a stand alone tub in the master bath, along with a separate shower. Enlarging to the east or south for the needed space?
    We’d like to have an entry to the north walk in in the master that would be accessible from bedroom #3/office.
    We’re thinking we’ll most likely enter through the garage most of the time, maybe we could move the south wall of the Mud/pantry space out to the edge of the landing on the drawing, that would allow room for a heated “closet” for coats/shoes etc. ??

      Hi Anne and Darroll,
      Please take a look at the two new revised floor plan options A and B. I believe they reflect what you were looking for per your 12/20/19 email comments above. The master bath is now big enough to arrange however we want. Please review the laundry room changes and location options on each of the floor plan options. Reply below with your thoughts.

        1/19/2020 EMAIL – Hi Seth, looked over the newest options, and 1A is the winner. A couple small changes, bedroom 2 , swap positions of the closet and entry, so the door is on the SE corner, Torry said, lets change the cathedral ceiling to a 4/12 pitch, and we might consider some full glass doors on either side of the masonry wall into the sunroom. That’s about all we can come up with, hope things are going well with you, and be sure to ask any questions that might come up, Thanks, Darroll

    1/10/2020 EMAIL – Hi Seth, How’s things? Talking to Torrey, my builder, a few days ago, He indicated We’d better get to lining up Subs before too much longer, especially for dirt work and concrete, I think He’s correct, as everyone’s pretty busy and get’s “booked” up. Your Thought’s? Also, I’ve been watching a lot of informational videos on so called improved building practices/materials, A couple products “T-stud”, “Zip” sheathing, and the “Aerobarrier” process are a few that seem interesting, but it’s hard to tell if they justify the added cost, etc. What are your thought’s on building a competitively priced wall system, with heating and cooling energy efficiency in mind.       Hi Darroll/Anne, yes…you will probably want to begin under construction in April/May, waiting for frost concerns in minimize for both excavation and foundation pour(s) in Albany County. If the ground isn’t frozen yet, an earlier start is feasible. Seems like the current general floor plan is 85% ok by you both, so I have started working on front elevation plans yesterday, and foundation plan today… This will allow you and Torrey to do some rough sqft cost/pricing beginning later this week. It will be smart to do this now to compare budget numbers, etc. Note: Most bids are only good for 30 days, so we are still fine for our spring build timeline. As far as the T-stud, zip sheathing, and aerobarrier products, I have included them all as bid proposal ADD-ALTERNATE construction methods/materials on the title page. I highlighted them on next draft of sheet A.050. I have worked with most of these…we can discuss pros/cons/applications and “are they worth the upgrade costs” when we meet.

        1/30/2020 EMAIL – Hi Anne and Darroll,

        Please take a look at the revised drafts and the new elevation plans, roof plans, foundation plan posted on your project website. The heavy lifting of the design is mostly over. Torrey could most likely develop some budget numbers for you know with the exception of the finer details. Please review all door and window sizes, locations, and swings. Note: a 2868 door means a 2’8″ x 6’8″ door panel for example. The sunroom needs a little more discussion because I want to make sure you understand what the space will be like. Also, look at the foundation plan. Noe: There will need to be some bearing for the floor joists running north to south throughout. It is good to plan for the future buildout…I can be in Laramie next Tuesday-Friday if you would like to go over anything in person. Also, I am happy to meet with you and Torrey so we can all be on the same page. In fact, that is the whole point of an adequate plan set. A floor framing layout plan will be a quick turn around if Torrey and you both like the general basement concept…all though there are many ways to “skin the cat.” Any additionally finish details, specs, etc. can now be added. Take a look! Seth

        2/1/2020 – EMAIL – Hi Seth, looking good, like what we’re seeing. I’ll talk with Torry while looking at these plans, and see if we come up with anything else. Tuesday Feb. 4 th would be a good day for us, if you’re going to be in Laramie . Anne works W,Th,Fr, so we could make one of those dates work, but, it’d have to be in the eve., after 6:00. Hopefully Torry can make it to whatever time we set up.
        Off the top of my head, a couple things I thought of, 1) I assume the mechanical’s would be in the basement, somewhere, maybe I missed something.
        2) might want to make the covered are off the dining area, raised to the same height as the kitchen floor, as in a wood deck for that area? Thanks, Talk soon, Darroll
